We have a portal where tenants have their own portal and can submit questions or repair requests. We would try to troubleshoot the problem with a set of guides and if the problem persists then we will send out a specialised contractor to fix it. We also have regular means of communication (text, email, phone)
We prioritize finding responsible tenants who will take good care of your property. Our screening process typically includes: Rental application, credit check, background check, reference checks

If the existent tenant wants to renew the current lease, the renewal fee is $150.
All pets must be disclosed on the application and we will review as a part of the
application.
- A maximum of two (2) pets are allowed in a property.
- 65lb max weight per pet.
- No known aggressive breeds or exotic animals are allowed.
- A $400 deposit is required per approved pet and refundable at our discretion.
The application process typically involves filling out an application form, providing proof of income and identification, and paying an application fee.
We will communicate with you regularly about your property, including updates on rent collection, maintenance requests, and lease renewals. You can also reach out to us anytime with questions or concerns.
It would depend on several aspects market, location, competition, price, condition of the home. But it might be worst case 2 months, but if we agree on price and condition and everything then that time that is vacant would be reduced.
Tenants can submit maintenance requests through our online portal, and our team responds promptly to address any issues. We also conduct regular inspections to identify and address maintenance issues before they become larger problems. Our goal is to ensure that your property is well-maintained and that repairs are handled efficiently to minimize disruptions for tenants.
We inspect properties at least once a year, making sure the main items are in good shape and our tenants understand the importance of maintaining the property. If we see anything that may need maintenance we will let the owner know to make a decision if it is over the reserve that we set for this property. Our suggested reserve is $500.
Landlords and tenants will receive $50 for each successful referral.
